The project manager organizes plans schedules and controls the field work and is responsible for getting the project completed within the time and cost limitations. He acts as the focal point for all facets of the project and brings together the efforts of all organizations having input into the construction process.
The QCM is to perform tasks which insure that construction is performed according plans specifications and design drawings on time within budget and safe work environment.
The primary function of Quality control is to assure that completed project meets all quality requirement of the contract.
Collaborate with engineers architects etc. to determine the specifications of the project.
Negotiate contracts in conjunction with procurement department with external vendors to reach profitable agreements.
Obtain permits and licenses from appropriate authorities.
Determine needed resources (manpower equipment and materials) from start to finish with attention to budgetary limitations.
Plan all construction operations and schedule intermediate phases to ensure deadlines will be met.
Acquire equipment and material and monitor stocks to timely handle inadequacies.
Supervise the work of laborers mechanics etc. and give them guidance when needed for all internal projects.
Evaluate progress and prepare detailed reports
Develops a cost-effective plan and schedule for completion of all in-house projects following a logical pattern for utilization of resources.
Coordinates work of external contractors working on various phases of multiple projects.
Oversees performance of all trade contractors and reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed.
Is responsible for proper administration of construction contracts.
Supervises assistant managers and superintendents reviews their reports checks on any reported difficulties and corrects any safety violations or other reported deficiencies.
Tracks and controls construction schedule and associated costs to achieve completion of projects within time and monies allocated.
Reports to CFO about progress and any necessary modifications of plans that seem indicated. Plans implements tracks and closeout / turnover of construction projects. Conducts project meetings.
Manages day to day operational and tactical aspects of multiple construction projects in a supervisory role
Manages day to day client interactions and expectations directly or in a supervisory role
Accurately forecasts revenue profitability and project costs when necessary.
Manages to and achieves revenue goals set for projects.
Generates and issues regular internal and external project reporting through company software.
Proactively identifies changes in project scope and ensures appropriate measures are taken.
Administers Submittal Review process between Subcontractors/Suppliers and design team
Providing Daily Progress Reports
Overview the inspection of campus facilities internally and externally landscape and hardscape in terms of maintenance and cleanliness work.
Cooperate with all campus operations team ensure the effective completion of inspection reported issues.
Determine training needs to deliver excellent quality level and provide training to all facilities operations teams regarding the expected quality level
Define develop and ensure in house quality procedures standards and specifications.
Audit and improve processes to comply with quality standards.
Prepare internal quality documentation and reports through collecting analyzing and summarizing trends for failed processes and corrective actions.
Providing weekly and Monthly Progress Reports
Quality Assurance of Contracted construction projects
Quality Control of in-house projects.
Following three phases of inspections.
Supervision of in-house projects.
Helping in maintenance if required and report to maintenance team
Stopping work if do not meet the requirement of design drawings and specifications.
Checking and approving of submittals.
Providing punch list and close out documents for projects.
Ensure adherence to all health and safety standards and report issues.
Minimizes exposure and risk by implementing and audits safety standards and quality assurance controls.
